Milling & Patching
Sometimes a repair needs more than a patch. When pavement has failed at a structural level, or grade corrections are needed to fix a drainage issue, milling is the right solution for the issue. Milling removes the top layer of damaged asphalt so fresh material can be laid down with a proper bond and the correct elevation, addressing the root problem instead of just the surface symptom. We don’t offer highway/interstate milling, but for commercial parking lots, driveways, and site-specific jobs that call for it, we have the equipment and the expertise to get it done right.
Signs you need milling and patching work:
Patching in the same spot keeps failing
The pavement has failed at a structural level, not just the surface
Drainage issues need a grade correction, not just a repair
A low spot holds water no matter how many times it's been patched
How it Works, Step by Step:
Assess the failure. We determine whether it's surface-level and patchable, or structural and in need of milling.
Mill the damaged layer. The top layer of asphalt is removed down to the appropriate depth.
Correct the grade. Elevation and drainage slope are adjusted as needed.
Lay fresh material. New asphalt is laid with a proper bond to what's underneath.
Compact and finish. The new surface is compacted and finished to match the surrounding grade.
Considerations
We recommend milling and patching when surface-level repair is no longer enough, when pavement has failed due to base issues, or when drainage corrections need a grade adjustment. We'll always tell you honestly whether milling is actually needed or whether a less invasive repair will do the job.
How pricing is determined
Pricing is based on square footage and project scope. Patching that follows milling is quoted as part of the overall project, since the two services always go together.
Frequently Asked Questions
-
Not always. We'll tell you honestly if a less invasive patch will do the job instead. Milling makes sense when the pavement has failed at a structural level or when drainage corrections require a grade adjustment, not for every crack or pothole.
-
No, we're not a highway milling contractor. We focus on commercial parking lots, driveways, and site-specific jobs where milling is the right call, not large-scale road work.
-
Milling removes just the damaged top layer and replaces it in that specific area. A full repave means starting over on a much larger scale. Milling is a targeted fix, not a full lot reconstruction.
-
It's quoted as part of the overall project, not added on afterward as a separate line item.
