ADA Compliance

ADA compliance isn't optional for a commercial parking lot, it's a legal requirement, and getting it wrong exposes property owners and managers to real liability. We bring parking layouts up to ADA standard: accessible spaces sized and positioned correctly, van-accessible spaces where required, ramps and curb cuts that meet code, and the signage and striping that ties it all together. Whether you're correcting an existing lot or need a full compliance review, we make sure it's done right.

Signs that it’s time for ADA Compliance work:

  • Your lot hasn't been reviewed for ADA compliance in years, or ever

  • Accessible spaces are missing, undersized, or not properly marked

  • Access routes or ramps don't meet current code

  • You've received a complaint or citation, or you're updating the lot for another reason and want to bring it up to standard at the same time

A dark oil spot mars an asphalt parking lot in Durham, NC. A concrete curb is on the right side. Green bushes are in the background, and sunlight filters through trees, creating shadows on the ground.

How it Works, Step by Step:

  1. Assess the lot. We count required accessible spaces, including van-accessible spaces, and check placement, access routes, and current signage.

  2. Identify gaps. We compare what's there against current ADA requirements to find what's missing, undersized, or out of code.

  3. Correct layout and striping. Accessible spaces are restriped and positioned to meet code.

  4. Install or update signage. Required signage for each accessible space, plus any directional signage that's needed.

  5. Address ramps and access routes. Curb cuts and access routes are brought up to standard where needed.

Considerations

ADA requirements scale with your total number of parking spaces, which determines how many accessible spaces, and how many van-accessible spaces, your lot is required to have. Some corrections are straightforward restriping and signage. Others need ramp or curb work. We'll tell you honestly what your lot actually needs to meet code, not oversell the job.

How pricing is determined

Pricing depends on the scope of correction needed, whether that's striping and signage only, or also includes ramp or access route work.
